From the moment you book with us, your inspection is built around clarity. Whether you’re purchasing a home in Rancho Mirage, preparing to list a property in La Quinta, or just want a professional set of eyes on a building you already own, our home inspectors walk through every major system and component so nothing gets missed.
We follow the Standards of Practice set by InterNACHI, a respected name across the home inspection industry. During your inspection, we look closely at the roof, electrical, plumbing, HVAC, foundation, and every other major component, flagging anything that needs a closer look or immediate attention. Because Homespek also handles termite work, your inspection can include a termite evaluation alongside the standard home inspection, which many other companies simply can’t offer in one visit.
Once the walkthrough wraps up, we’ll go over the property’s condition with you in everyday language, no jargon required. You’ll receive a full report in both HTML and PDF formats, complete with photos and plain-English descriptions of everything covered, so you leave with a clear, usable picture of the property rather than a stack of confusing notes.
A home inspection covers the property’s major systems and components, including the roof, foundation, plumbing, electrical, HVAC, attic, and more. Most residential inspections in this area take somewhere between two and three hours depending on the size and age of the property.
Clear access to attics, crawlspaces, electrical panels, and water heaters ahead of time. If pets will be home, please make sure they’re secured so our inspectors can move through the property safely and efficiently
No. A home inspection isn’t pass or fail, it’s a documented look at the current condition of the property. Any concerns noted on the report are there to inform your decisions, not to grade the house.
Technically, yes, but we wouldn’t recommend it. Skipping an inspection means taking on unknown risk, and in a market like ours, that risk can be expensive down the road.
Our home inspectors can point out what needs attention and explain why, but we don’t perform major repairs ourselves. That keeps the process free of any conflict of interest and leaves the choice of contractor entirely up to you. On the termite side, however, Homespek can handle treatment directly, since that’s a separate part of our business.
It can, in either direction. If our inspection turns up issues that need repair, that can factor into negotiations or affect value until they’re addressed. On the flip side, a clean report can support a smoother appraisal process altogether.
Buyers can use the inspection report to negotiate a better price or ask for repairs, while sellers can choose to address issues before listing to justify their asking price.
A home inspection evaluates critical safety concerns such as electrical hazards, carbon monoxide risks, mold, and structural integrity.
We can point out components near the end of their lifespan (such as HVAC systems or water heaters) so you can budget accordingly.
Sellers who conduct pre-listing inspections can show transparency and build buyer trust, potentially leading to quicker offers and smoother negotiations.
Knowing the condition of the home helps you feel confident in your purchase or sale and reduces surprises after the transaction.
